Lot clearing for new construction in Mansfield and Richland County, OH

Cleared to the footprint your builder or excavator needs, in the order the project needs it.

Clearing a building lot is different from tidying one. The footprint, the driveway, the septic or well area and the construction access all have to be cleared properly, and the rest of the lot may be better left alone.

Two things should be settled before the first tree comes down: the timing of tree clearing, and whether the project crosses the threshold for Ohio EPA's construction stormwater permit, which covers clearing and grading that disturbs one or more acres. Your builder or engineer normally handles the permit; we link the source in the permit guide.

Zoning and the building permit are separate. The county planning commission lists the local zoning inspector for each jurisdiction, so check with them before clearing starts.

What a building-lot scope covers

  • The building footprint and working room around it.
  • The driveway route from the road.
  • Well and septic areas as the site plan shows them.
  • Trees marked to stay for shade or screening.
  • Debris handling: mulched, piled or hauled.
